1 Aft cabin with master bed (sleeps 2) + 1 “coffin” bunk, (sleeps 1) Desk and private Head w shower. (the thru hulls are there for a toilet and a sink/shower. We have the sink and the faucet but they are not connected, the toilet is missing)

The front cabin and saloon cushion’s covers are all new and made with sunbrella (motif: white and blue stripped) They all have a second set terry cloth covers. (in the picture, you can see the stripped sunbrella (back cushions) and the terry cloths covers (butt cushions). They all have both! The aft mattress only uses normal sheets as covers, the sail locker cabin cushions also.
Head#1: (communal access): One sink, one fresh water foot pump and fresh water pressure system. One Raritan electric and manual toilet. One shower, Lots of storage cabinets and easy access to thru Hull valves. The electric toilet is not hooked up, only works manual right now.
Head#2: (in aft cabin): One sink, one fresh water foot pump and fresh water pressure system (to be connected). Thru hull for the toilet which is missing. One shower, Lots of storage cabinets and easy access to thru Hull valves.

Galley

Galley with 3 Burners, one Oven, double sinks, lots of storage cabinets Fresh water and sea water foot pump as well as Fresh water pressure system. Dishes, pots and pans.
The fridge/freezer is brand new and on board but needs to be installed. There is room for making a pretty spacious fridge on the other side of the navigation table, but the isolated box needs to be made.
There is an LPG electric switch off valves on board Xanadu but it needs to be installed.
The two LPG 20gls Tank are located at the very aft of the boat inside an aired compartment accessible from the cockpit. The Cockpit BBQ is located aft as well on the aft balcony and there is a direct hook up to the LPG tanks.
12 volt PUR water maker, in excellent condition, revised by PUR in 2007. Filter has been pickled by PUR as well, Thru hull ready, just need installation!

Electronic Equipment

This is where the electric board is, already wired to await GPS, VHF, wind Instruments, radar etc… (There is a radio/cd player, 4 Bose speakers and 4 marine indoor speaker to be installed) there is a small compass and a barometer but beside those there is literally no electronics on board of Xanadu. All of it was ruined during the two years she stayed in the tropics with leaky decks before we purchased her!!! There use to be: a radar (there is still a radar post outside with the radar antenna), SSB (tuner and SSB radio are still there but need works), VHF and GPS, therefore all of those hook up at the electric board are still there! Today: there is only 2 portable GPS and VHF, and one Epirb
There is a monitor windvane in great condition with rebuild kits and extra parts
There is an Autopilot autohlem 5000 (needs brushes to be changed)
There is a autopilot autohelm 2000 (to be hooked up to the windvane)

Xanadu is a racer/cruiser cutter rigged with manual backstay adjusters.
Xanadu has a regular main (no roller) with manual boom vang, an Harken roller furling jib, and a club foot staysail with a self-tailing boom. The standing rigging is stainless cable with Norseman fittings.

2 batten main sails with 3 reefs, (one in good condition, one in used condition)

The mast is aluminum with two levels of spreaders. Mast height 65 ft from waterline. The mast is stepped to the keel
There are folding mast steps installed to the first level of spreader and enough of them to be installed to the top. (There are 33 folding aluminum mast steps on board ready to be installed)

There are 11 winches on Xanadu. All the winches are Lewmar, self tailing, 2 speed winches, and there is a repair kit, instructions, grease and extra parts on board)
In the Cockpit, there is 2 winches #55, 2 winches # 40, 2 winches #30. The mainsail sheet has been changed from a rail (which is still on board) to a double sheet system on poullies (it works as a preventer as well).
There are 5 more #40 winches on the deck under the boom and at the bottom of mast for all of the halyards. There are 2 more winches on the mast. (one for the main sail, the other for the reef’s lines).

Good day Sailors, adventurers and dreamers,

Following is a long description of our racer/cruiser: Xanadu, a 48 foot Aluminum prototype of the Swan. Build in 1982 by Metalu, a French renouned shipyard. We are still currently sailing Xanadu . We left from Guatemala via Honduras, mexico and the bahamas. We are now in Miami, Florida and are heading to the Chesapeake bay for the Hurricane season. We will haul out Xanadu for the summer somewhere in the Chesapeake Bay where if you are interested, you could come and see her or in the next two weeks in Miami.

I won't hide that this is a racer cruiser, fast boat with a lot of potential but unfortunately too big and too sporty for my rusty sailing experience. Also, we have other engagements awaiting us.

XANADU'S HISTORY
Xanadu was built for a south African couple to circumnavigate. It is the prototype of the Swan 47 but with 48 feet and in aluminum. Xanadu was built at Metalu, a famous aluminum shipyard in France then the interior was outfitted in England. Xanadu has had 4 owners so far. The South africans that circumnavigate her, then a Corsican man that sailed the Caribbeans, then a TV producer who had lots of dream to sail far but no time for it and finally us.

We bought her in Rio dulce, Guatemala in 2005, she was in poor condition. The motor was in pieces and she was a leaky boat from the top which, in those humid latitudes, was disastrous to the wood inside.

We spent 3 years re-fitting Xanadu and when she was almost finished, we had to go back to France to work, then an unplanned pregnancy and the lost of our baby at birth! Then the “black hole of grief for a year” and then the miracle of twins !!! Long story short, from one thing to the next, we are 10 years later and we still had not sailed Xanadu more then 50 miles radius.

However, during those 10 years abandoned floating between a tree and a mooring in the fresh water of the Rio Dulce in Guatemala. She was however very well cared for and opened every single day. She was also well protected with tarps, so of course her finished looked faded to a new older varnish and some chipped paint wherever the tropical sun managed to hit, but overall she handled amazingly. Of course, as you can tell on the picture she needs a lot more work to regain her original pristine look.

So Finally, after years dealing with life and twins, we return to Xanadu in the Rio Dulce when we heard that we could lose the boat due to irregularity in our overstay in Guatemalan. We first went back in November 2021. Of course, we didn’t know what to expect, but as I mentioned earlier we were rather surprised on how good Xanadu had handled over the years. However, the engine needed new parts and all of the teak in the cockpit had been cooked by the sun. The caulking of the poop deck was also dead and without a tarp it would rain in the aft cabin (it was always with a tarp). So we tackled the problems, until after cleaning so many time the bilge, I finally realized that water was coming in from the keel!!!

So we decided to stay in Rio Dulce and pull the boat outside of the water, and sure enough, there were 1 electrolysis hole in the keel, and one tiny hole from the keel to the “under the mast separated bilge compartment”! After, investigating the problem, we finally realized that in fact, it was not the water that came from the keel that created the problem but rather the “under the mast bilge” that is poorly accessible and mostly which is very often wet. The mast is stepped to the keel and therefore when it rains water always come in that little separated bilge. Well, after 40 years of humid and dirt (not easily accessible for cleaning), a hole appeared and water ended up in the keel…. which created some electrolysis and therefore few holes in the keel!

So we made viewing holes inside the keel, took out all we could from the led and cast irons pebbles that composes the ballast, inspect and measure the thickness of the aluminum of the keel! Repaired the hole between the keel and the bilge and most important, we poured gallons of polyester resin to re-incapsulate the led and cast-iron ballast from the aluminum of the keel.
Trust me when I said that we thought about all kind of solutions for months. We had many sailors come and check our problem and we all agree the polyester resin would be the best. So we first let dry the keel for 6 months and came back November 2022. That is when we poured our 12 gallons of resin, hoping that it will drip and set in the “probable holes” in the swing keel compartment. It was a try but to know if it works we needed to be able to see. So, we also made a small viewing plate at the bottom of that famous “under the mast bilge box”.

And when we put the boat back in the water…… well….. it ….. took….. few….. seconds…… before…..pshit pshit pshit and little droplets with water came!!!! S H uuuuu T our repair did not work all the way! So now, we have to go to plan B to make this problem go away!!!

Although the repair didn’t function all the way, I know most of the led and cast iron ballast is NOT TOUCHING the aluminum hull, therefore electrolysis is working at a minimum but it needs to be fixed!!! But for us, I know we had to leave Guatemala (for legal paperwork reason) and for us we had to finally cruise xanadu and enjoy all of the hard work we put into her!!! So that is what we did.

We left on december 23th, 2022 from Rio Dulce, Guatemala and have been sailing since. We sailed to the Honduras bay islands, then on to Mexico, then did a 5 days into the wind crossing to the bahamas where we explored a bunch of islands for a month and we are now in Miami, Florida (I had immigration issue to deal with) and now we will be heading to the Chesapeake Bay to haul out Xanadu and let its keel dry before plan B of the repair!

However, I would rather sell the boat as soon as possible, and the long description of the keel issue is rather to inform what needs to be done and why such a beast of boat is only for sell at $ 69 000 negotiable.

If I do the keel repair and probably redo her over the waterline paint just to make her look attractive….. the price will not be so low anymore!!!

There are a lot of equipments un-installed inside and there is almost no electronics on board of Xanadu, however, her electric board is ready to plug in more electronics and some wires are already laid for that matter. The only electronics on board is a new depth sounder and a speedometer (that function but the display is very faded). For navigation we only use avionics from a tablet. (it seems to be the new way to do it), although, the navigation table is loaded with Maps from south Africa, the entire Atlantic from north to south, all of the Caribbeans , regles de cras, mini-morins, nav compas.

The motors works great, it has been totally re-built in 2007 and barely used since. It has a new transmission, alternator and starter. It is a Westerbeek 58 and it purrs like a cat.

The Boat has two battery banks: one motor bank and one house bank. There are 3 acid- proof battery cases made so you could equipped her with 12V or 6 V batteries (she has currently 2 times 12V batteries for the engine and one brand new 200 watts lithium battery as a house battery.
There is a complete electrical diagram for all of the wiring.
After Sailing this season from Guatemala to Honduras islands and then to Mexico, we realized that a bimini was crucial!
So last february 2023, we installed a stainless steel arch to attached a brand new 550 watt Solar panel. So not only we are loaded with electric power but we also have shade!!!

There is a Pure 35 Water maker that is in very good condition. The filter has been pickled properly and the unit has been checked by Pure. The thru hull are ready for the installation. Just need to be installed!

There are 2 aluminum water tanks: each is made of 2 smaller tanks that connect. I do not like drinking the water from the aluminum so we actually are using two of those tanks in which we store bottled water and we use the other one for fresh water for teeth brushing, dishes etc…

There are 3 aluminum fuel tanks and one stainless one. They all are in good condition. No leaks! There are valves to make them connect or not and to choose which one to fill up.
Each tank is equipped with viewing plates for maintenance and cleaning.

There are also 5 brand new lewmar opening port hole to be installed! One was going to be in the communal head (to replace the port hole that does not open) and the 4 others were to be added in the saloon/nav table area. There is a “step” in the deck/roof where those 4 hatches could be added. It would create a great breeze in the boat and will allow good visibility from inside the boat for bad weather navigation.
